How to Start the New Home Buying Process in New York State

 

 

A Buffalo-area developer has planned its first foray into the Rochester market with fanfare, bringing the town of Henrietta its first major development of patio homes.

Marrano Homes, which builds primarily in Western New York and Buffalo, is set to build 68 patio homes on approximately 34 acres on the northeast corner of East Henrietta Road and Goodburlet Road in Henrietta.

Patio homes, with their ranch-style floor plans, tend to be popular among empty nesters and seniors.

Marrano hasn’t necessarily marketed patio homes to this demographic group, but between the floor plans and smaller yards, the houses tend to attract older residents hoping to cut down on homeownership responsibilities, said John Manns of Marrano Homes. The Henrietta development will feature a homeowners association setup that will cover maintenance and landscaping.

The homes will range from 1,300 to 2,200 square feet, and start in the low $240,000s, said Manns. None of the homes will back up to each other, but will be instead surrounded by green space and several ponds, he said. Construction will hopefully begin later this year.

Marrano will also foot the bill for sidewalks on the east side of East Henrietta Road, from Myrtlewood Drive to Goodburlet Road, he said.

“We find (Henrietta) very comparable to one of our major suburbs (near Buffalo,)” he said, adding that the nearby conveniences — a Wegmans location and the Jefferson Road shopping corridor are just four miles away — made the property a strategic location for a new neighborhood.

In fact, several developers have been interested in this property for apartments or condominiums through the years, but none of the proposals worked out, said Town Supervisor Jack Moore. He’s been looking for a developer who’d be willing to pay for sidewalks, he said.

“We’ll have a lot of pedestrian traffic, so this will help our residents as far as having a safe way to walk,” he said. When it comes to the patio homes model, it “seems to be what people are looking for,” he said.

Other developments, including apartments near The Dome on East Henrietta Road and on the west side on East River Road, are under construction or in the planning phase.
