How to Start the New Home Buying Process in New York State

The “Safe and Sold” program is designed to take the worry out of selling your existing house, and allows you to build your new Marrano home with confidence.

Here’s how it works: With the cooperation of the top two real estate companies in the area, HUNT Real Estate ERA and RealtyUSA, each office sends a knowledgeable, experienced real estate professional to meet with you at your house.

The agent will determine if your house will qualify for this exclusive program and also provide a comperative market analysis that will help to determine pricing for your house.

“The real estate agent that you end up selecting will develop a strong marketing action plan; this will include a pricing schedule, advertsising, open houses and bi-weekly status reports,” continued Manns.

Also, as part of the program, your house will be listed with a 7-percent commission, and Marrano will pay 1 percent up to $2,000.

Once you are accepted into the program, Marrano will guarentee that the price that you are paying for your new house will never go up. And from the day you sign your new home agreement, you are protected for 10 months. This also gives you the opportunity to take advantage of still historically low interest rates.

“As a complimentary service, we have a certified staging professional that will share numerous techniques that will not only give your house maximum visual appeal, but with proper staging, can sell your house for literally thousands of dollars more,” he said.

Home staging has been proven to help get the best price for a house.

In the unlikely event that your existing house is not sold by the time your new Marrano home is ready, Marrano will pay for your carrying expenses, mortgage and taxes, for an additional five months up to $1,000 per month.
