What's New at Marrano
Lancaster Supervisor cuts ribbon to open new phase at Courtyard Patio Homes Lancaster Town Supervisor Robert Giza presided over a ribbon cutting ceremony to officially dedicate Marrano's new phase of home building at our Courtyard at Pleasant Meadows patio home community in the town. Supervisor Giza was joined by Marrano officials including on the left, Jim Marrano, vice president, and David DePaolo, executive vice president, in introducing 31 new home sites in a private neighborhood where Ranch designs with plenty of easy living space are priced from the low $200,000s. "As Marrano starts this new phase, it is obvious residents are responding to the unique lifestyle and exceptional surroundings offered at Courtyard," Supervisor Giza said. "From the beautiful park for Courtyard home owners, to the appealing streetscapes created by the patio home designs, this community enhances the quality of life in Lancaster." The new phase arranges the home sites among the natural beauty of the area, near the Courtyard’s 2-acre park for residents only, with several sites backing up to a tranquil pond for added privacy. The new phase gives home buyers a chance to see firsthand how Marrano continually refines the patio home concept. A charming gazebo has been built, a variety of tree species have been planted and walking paths are in place. You can really see the park coming to life as it nears completion and understand how we seek to create a real sense of community for the home owners at Courtyard.
The new phase of building is situated close to the Courtyard's private park and added green space behind many of the home sites enhances the private arrangement. Four separate entryways into the community are spaced to maximize privacy while minimizing traffic flow to add to the quiet, serene setting. At the same time, the location, off Pleasant View Drive and Juniper Boulevard, could not be more convenient, with an easy drive to Lancaster's many attractions such as shopping, restaurants, golf courses, and the Village of Lancaster. Marrano offers a choice of front exterior elevations to match the appealing village feel of the Courtyard neighborhood, with floor plans from 1,300 to 2,000+ square feet. The open Ranch plans provide a choice of features for you to personalize their patio homes including innovative loft areas, sunrooms, and guest bedroom arrangements. Like other Marrano patio home developments, Courtyard offers maintenance-free homes where tasks such as lawn cutting and snow removal are taken care of for residents. Home buyers also enjoy professional landscaping including shrubs and plantings, with the front and side yards sodded, and the rear yard seeded. In addition, the homes include a sprinkler system for the front, rear and side yards. Furthermore, the Courtyard patio home community is approved for condo status, resulting in tax savings for home owners. The new phase of building coincides with closeout opportunities in the first phase at Courtyard. This includes a choice of completed Courtyard patio homes, ready to move in and available for immediate sale starting in the $230,000s. You can visit Marrano’s fully decorated Courtyard model center to view a site map and available patio home designs. The model is open Monday, Tuesday and Wednesday from 1 to 7 PM and Saturday and Sunday from 1 to 5 PM. Take Pleasant View Drive, east of Central to Juniper to the Courtyard model.
